The NDIA has set criteria to access funding for SIL based on ‘reasonable & necessary supports’. To be eligible for SIL funding a participant must:
- Provide evidence that they are unable to live without 24/7 supports. This is identified through a Functional Assessment Report (FAR) undertaken by an Allied Health professional.
- Provide an Identifying Housing Solution’s report by a support coordinator.
Eligibility must also:
- Take into account informal supports provided by families, carers, networks and the community.
- Be effective and beneficial to the participant.
Caring Australia can support you in determining your eligibility for funding.
Caring Australia will provide you with support with daily life tasks within your home as a group or individually. Support has the intent of building independence and may include:
- cooking and preparing meals
- personal care such as showering
- distributing medication
- learning to catch public transport
- social outings with other housemates
- taking you to medical appointments and recreation activities.
SIL funding is dependent on the level of care required for the resident and is categorised as standard or complex, your NDIS funding covers support needs only. The cost of support does NOT include:
- rental for the home;
- day-to-day living expenses such as food, activities or supports when hospitalised;
- items covered in other sections of the NDIS price guide such as assistive technology, transport costs, day program and work.

Caring Australia Shared Living Client Fees
There are a range of Supported Independent Living (SIL) accommodation models available for NDIS participants, we also have range of established SIL vacancies available across NSW and the ACT.
Traditional Model
Service provider leases or owns an affordable housing property in locations such as Western Sydney, Northern NSW and the Hunter.
Rental Leased by Families
Rental property is leased by families for the residents and Caring Australia delivers 24/7 supports.
Gift
A home is gifted or bequeathed to Caring Australia for the purposes of Supported Independent Living (SIL).

SDA is for those NDIS considers have extreme functional impairment, and / or very high support needs. The NDIA has set criteria to access funding for SDA based on ‘reasonable & necessary supports’. To be eligible for SDA funding a participant must:
- Provide evidence that they are unable to live without 24/7 supports. This is identified through a Functional Assessment Report (FAR) undertaken by an Allied Health professional.
- Provide an Identifying Housing Solution’s report by a support coordinator.

The NDIA will consider the participant’s goals to calculate the SDA funding. This is determined by:
– Design category – determined by the participant’s support needs
– Dwelling type – determined by both the goals and needs of the participant to achieve those goals
– Location – determined by both the goals and needs of the participant, and which represents value for money.
The participant can then use that funding to find a dwelling to move into that is consistent with their goals and support needs. SDA funding is provided to a participant not a dwelling, and a participant can move from one dwelling to another.
Those living in SDA will have to make Reasonable Rent Contributions (RRC) towards the accomodation. This is paid to your SDA Provider. The maximum RRC is 25% of the Commonwealth Disability Support Pension, as well as all of any Commonwealth Rent Assistance you receive.
Rare instances when maximum RRC may be exceeded
In very rare circumstances, participants can choose to make voluntary contributions above the maximum RRC.
If they are accessing a higher cost category of SDA than is funded by the NDIS (for example if SDA in a different location/different type) or if the market rental value for a particular dwelling is higher than the SDA price plus maximum RRC.
This is unlikely but could occur due to a particular location.
Other occasions can be if providers choose to charge rent that exceeds the maximum RRC due a high market rental value for the property.
However in this case the provider will need to meet the requirements covered by the SDA Rules such as obtaining a written certification from a qualified property valuer that the rent is fair and reasonable. The provider will also need to notify the NDIS and provide the certification. These details will be included in the service agreement between the participant and provider.

These actions must be completed before we start the process of submission for SDA funding with the NDIA. Yes certainly, you can share SDA with your family, partner or anyone who isn’t an NDIS participant. This will be assessed to ensure it isn’t a risk to your health and safety.
Someone living in the same SDA property who isn’t the NDIS participant will be required to pay rent to the SDA provider. This rent will not be capped at 25% RRC – it will be worth speaking with your SDA provider to determine how much family members, partners or others may have to pay.
You will also be allowed to share your bedroom with another person if you’d like as long as it isn’t a risk to your health and safety although this would need to be assessed by the NDIS.

Yes, all residents and families have a say in what their life looks like in their home. We are all one big family, making informed decisions together based on individual and group needs within the home. This is your home after all and all decisions are made with everyone’s input.
Caring Australia has a range of properties available for those wishing to find their forever home. We offer homes with 4-5 bedrooms and independent units with 1 bedroom and shared common areas. Have a look at our current SDA vacancies.
You will be sharing with 2-3 housemates who have been matched to suit your personality, hobbies, interests and support needs. Your housemates will be people that you will be sharing many of life’s experiences with and who you will enjoy a social home environment.
